Dream it
Whether the dream is to build an industrial rail yard, a 400-unit multifamily development, or a single-family residential lot, LLEAD Services can design it. At the feasibility/discovery phase, LLEAD Services will work with the client to verify that four major factors are addressed; the preliminary site conditions are favorable, the preliminary site plan meets the requested need, project timelines are feasible, and preliminary design/build estimates are economical.
DESIGN it
Once the feasibility/discovery phase is completed, LLEAD Services will step into a 30% design approach where alignments, profiles, a foundation plan, an interior space plan, and a drainage plan are generated based off the regulatory entity’s design standards. At 60%, LLEAD Services will work with utility companies and regulatory entities to make sure all permitting, application, and entitlements are started. At 90%, the design will be complete, and all agreements will be in the clients hand for acceptance or modification. Lastly, a signed/sealed set of construction documents, including a project manual, will be generated and submitted to the client.
Manage it
Once the project has been designed and a set of construction documents are handed over to the client, LLEAD Services will initiate the management team to manage any bid process necessary or move the project into the construction phase as warranted. From the initial project management stage to close out site visits, LLEAD Services will be with the client every step of the way. With services including project management, construction management, business administration, construction observation, and inspection services, LLEAD Services is well suited to aid in all contract types including turnkey solutions.
